When Laminate Is the Right Call

This is the clearest case. Rental kitchens take abuse. Tenants aren't sealing your granite annually, and a damaged slab is an expensive problem. Laminate is durable enough, easy to replace if needed, and puts the right money where it belongs: in the cash flow, not the countertop.
Budget Renovations
If the budget is tight and the list is long, laminate frees up material cost for other items — flooring, cabinet hardware, lighting — that have more visual impact across the full space. Modern laminate finishes have come a long way. The material looks significantly better than it did ten years ago.
Fast Turnaround Projects
When the timeline matters — a flip, a rental prep, a quick refresh — laminate moves faster from order to install. No slab lead time, no stone fabricator queue.

When Granite Is Worth the Cost
Primary Residence Kitchens
If you're living in the space for the long term, granite earns its price. It ages well, it handles real cooking use, and it adds genuine resale value. The sealing requirement is minimal — once a year, 20 minutes. The lifespan is decades.
High-Use Kitchens
If you cook seriously — daily prep, hot pans moving around, cutting directly on the surface — granite handles it. Laminate won't survive that use pattern at the same level.
Spec Homes and Premium Builds
Buyers in the Vaughan and GTA market expect stone in certain price ranges. If the build is positioned at $1.2M+, laminate in the kitchen works against the sale. Stone is part of the package at that level.
